How it works
- Ask for a quote. Tell us the number of units, where the association is, and what the board wants handled. You get a flat monthly fee and a clear scope, not a sales call.
- Send us the records. Governing documents, current budget, latest statements and bank statements, owner roster with balances, vendor list.
- We set up the books. Chart of accounts, owner accounts and balances, vendors, bank feeds. Owners get portal access for statements and online payments.
- The monthly rhythm starts. Assessments go out, contracted and recurring bills are paid on schedule, other invoices wait for board approval, accounts are reconciled, and the financial package lands in the board's inbox before the meeting.
Run by someone who has audited the books, not just kept them
Dynamite Management is led by Doug McLain, a former CPA who has audited and prepared tax returns for homeowners and condominium associations since 2011. Auditing other managers' books for years is a good way to learn what goes wrong in association accounting, and how to keep it from going wrong in yours.
The company's rule is simple: boards decide, we do the books. Bills the board has already committed to, such as vendor contracts, insurance installments and utilities on autopay, are paid on schedule; any other invoice waits for a board member's approval in the system before it goes out. Every account is reconciled to the bank statement every month, and the association's accounts stay in the association's name. If a board member wants to see any transaction, it is a login away, not a records request.
We are a small firm on purpose. You will deal with the people who actually do the work, and your monthly package will look the same in month twenty-four as it did in month one.

Because the work is financial and administrative rather than on site, distance does not change what you get or what it costs, and we serve associations in other states as well. Questions boards ask first
No, and that is deliberate. Dynamite Management is the financial and administrative side of HOA management: the books, the billing, the bills, the bank accounts, the reports and the tax returns. We do not send someone to walk the property or run your landscaper. Your board keeps its vendors and its decisions, and pays for the part of management that actually needs an accountant.
Bill and collect assessments, follow up on late accounts, pay approved vendor invoices, reconcile every bank account to the statement, and deliver a monthly financial package the board can read: balance sheet, income statement against budget, bank reconciliations and an owner receivables report. Once a year we draft the budget with the board and prepare the association's Form 1120-H.
A flat monthly fee quoted for your association, based on the number of units and what the board wants handled. There is no hourly billing for routine work. The association's federal tax return is a separate flat fee of $175. Ask for a quote and you get a straight answer on fees and scope.
Yes. Most boards that call us are self-managed and have a treasurer who is tired of doing the books, or are leaving a full-service manager and want to keep the savings without taking the accounting back on themselves. Both work well with this model.
